Repair Information Repair requests that do not constitute an emergency will be accepted Monday through Friday from 9:00 AM to 4:00 PM. Non-emergent requests can be submitted by calling the office.

Frequently Asked Questions Q: How do I pay my rent? A: The Clinkenbeard Team does not accept cash or personal checks. Tenants have the option of paying with a certified check or money order.
Q: What consitutes an emergency repair? A: An emergency repair is when a tenant is experiencing problems that may result in damage which will impair the structural integrity of the house or pose imminent danger to the occupants. Emergency repairs are our #1 priority.
Q: What is the Clinkenbeard Team's pet policy? A: Pets are allowed, upon approval, in most of our rental homes. However, pets are subject to a pet deposit and an additional fee ("pet rent"). Small dogs cost an additional $25.00 per month; medium dogs cost an additional $50.00 per month; and large dogs cost an additional $75.00 per month.
Q: When will my security deposit be returned? A: Security deposits are returned to the tenant within 60 days of the completed move-out inspection. A $75.00 check-out fee is always deducted from the security deposit. If the tenant leaves owing rent, utilities, etc., the security deposit will be used. If the tenant leaves the home in an unsatisfactory manner (i.e. the home is not clean, the carpets have not been steam cleaned, there is a pet odor, possessions are left behind, or there is damage beyond the usual wear and tear) the security deposit will be held until cleaning/repairs can take place. The cost of these services will be deducted from the security deposit.
Q: Does the Clinkenbeard Team have a military clause? A: We do have a military clause. If a military tenant receives orders that require a move outside of a 50 mile radius, they are released from the rental contract. However, 30 days notice is still always necessary and rent is required through the end of the last month that the tenant occupies the home.
Q: What happens if I break my lease? A: The Clinkenbeard Team has strict rules regarding the breaking of a lease agreement. If a tenant is unable to continue living in the residence, 30 days notice is necessary. The tenant is responsible for paying for the current month, as well as the next, and the security deposit will be retained for expenses. The tenant will also be charged a $350.00 advertising fee.
