VIEW RENTAL LISTINGS

If you are interested in a rental property listed by the Clinkenbeard Team, simply call or email our office, and we can set up a showing for you. If you decide to rent the property, we can get the process going for you in a few easy steps.

 1. Fill out an application. There is an application fee of $25.00 for each adult who will be occupying the property. This fee is payable in cash, certified check, money order or cashiers check. It is due when the application is submitted.
 2. Upon application approval, we can fill out a lease. The security deposit is due at the time of the lease. It is payable by certified check, money order or cashiers check. 
 3. Move in! Your first month's rent is due at the time of move-in. You will be given a move-in inspection, which is due back to us within 2 days, and your keys and garage door openers (if applicable). 

 

RENTAL POLICIES

Pets

While renting a property, the Clinkenbeard Team wants you to feel at home. We understand that pets are part of the family and for this reason, they are allowed, upon approval, in most of our rental homes. However, pets are subject to an additional fee ("pet rent"). There is a $350.00 non-refundable pet deposit.  Small pets are an additional $25.00 per month, medium pets are an additional $50.00 per month, large dogs  are an additional $75.00 per month charge.

Security Deposit

The security deposit is the same amount as the rent. It is required to keep the property off the market. With a security deposit, we can hold a rental for a maximum of 14 days, before the first month's rent is due.


Lease Terms

Leases are for 12 months. However, special cases can be taken under consideration. If you would like to rent for a shorter period of time, due to military orders, purchasing a home, etc., feel free to contact the office and we will make every effort to find a solution which will fit your needs.

Military Clause

We do have a military clause in our lease. Tenants who need to break their lease, due to military orders, and are moving greater than a 50 mile radius.  All tenants are required to give 30 day written notice and provide a copy of said orders.  With a miliatary clause they  do not incur any penalties as long as  the above has been aheered we have a 30 day notice at the begninning of the month. Those that are to be deployed are required to give a 30 day notice. 

 Rent

Rent is due on the 1st of every month. It will be considered late after the 3rd of the month and is subject to late fees. Rent can be paid by certified check, money order or cashiers check.  We do not accept personal checks or cash!

 Section 8

 The Clinkenbeard Sales Team does not accept Section 8 at this time.
